September means cooler days and a hotter market

September is an incredible opportunity to get things done! With late summer heat morphing into crisp autumn air, many of us feel a renewed energy and the desire to finish all the projects we started before the sticky summer heat ground us to a halt.

The fall real estate market is an extremely profitable time to sell a home. The increase of buyers emerging from poolsides and beaches, determined to find their first home - next home or dream home, creates a demand that is a close second to the spring market.

If you are looking to list this season, maximize the appeal by subtly adjusting decor to a sort of "simplified cozy". Clean, crisp paint colours, such as Benjamin Moore Grey Owl OC-52, paired with rich jewel toned accessories and warm wood tones is a sure winner this season.

If you are looking to purchase a home in this incredible market,  keep a sharp eye out for deficiencies that are seasonally enduced, such as moisture caused by full eavestroughs and down spouts, basement and ceiling edge dampness, insects and pest access. Never assume that out of place furniture or accessories are just bad taste or design. Don't be afraid to look under (with care) an oddly placed rug or picture hung at an unlikely height or location. Often, damage or flaws are concealed (and should be disclosed), but be aware and trust your gut.
