June is a great month to find a home

June, the midpoint in the year when many things come to an end and others are only just beginning.

As summer break starts for school children and teachers alike, families will be looking to register in a particular school zones and educators, who now have time to think of themselves after a long school year, are actively looking at listings in your neighbourhood.

One way to leave a lasting impression without going too bold (teachers are often conservative), is to select a lively variation on a classic colour...like green. Try, Fortunate 275275, by Modern Masters. Their "Never-Fades" line is true to its word and is easily available at select paint stores across the GTA.

Many buyers these days are looking for high impact curb appeal with minimal maintenance. Choosing plants for a front entrance, such as Japanese Forest Grass and Obsidian Coral Bells, will provide striking, high impact landscaping that is relatively inexpensive and easy to install. It's a favourite combination in many of my designs and buyers will assume you spent thousands on landscaping!

Monthly Tip: "Coming Soon" signs are a common sight in our neighbourhoods these days. It is a controversial way of creating high demand and buyer interest, before the listing hits the MLS market. Homes with this type of sign should have an Exclusive Listing contract signed with a Brokerage, meaning the property is already for sale! If you like it, it may very well be sold before it's ever listed on MLS. Don't wait, call your Realtor!
