When you are preparing your home for sale in the real estate market, it's the detail in the little things that makes the biggest impact!  

Remember - you only have about 6 seconds to make a first impression and WOW a potential buyer, so it only makes sense to ensure the exterior of your property is one that Buyers will want to see beyond. 


This is a property that I recently listed and sold in Toronto. The before photo shows a typical residence before being listed. The after is an example of the type of concept I give to my clients to help attract more Buyers and increase value. 

Keep in mind that most of us don't live in our homes the way we need to present them for sale. It is important to remember that the advice of your Realtor is NOT a reflection on your lifestyle, but rather an attempt to put more money in your pocket. A few quick changes on this particular home added thousands to the selling price. 

WHAT DID I RECOMMEND HERE?

  • Weed Garden and Clean all Windows, Cobwebs, Dirt and Debris (Free)
  • Soil and Mulch in the front garden (3 bags of each $30)
  • 3 x large verigated Hosta ($36)
  • 1 x Japanese Maple (Box store $129)
  • Add Shutters to front window, cut to size (Habitat for Humanity $10)
  • Paint on Porch base and spindles (1 qt x Benjamin Moore Sparrow)
  • Paint on Rail, Stair Risers, Privacy partition and Shutters (1 qt x Benjamin Moore Willow)
  • Paint on Screen door, Door trim and Front Door (1 qt x Benjamin Moore Bonaparte)
  • Paint total $60

Total for the improvement to Curb Appeal $256
